Home Loan Eligibility: How Much Loan Can You Get on Your Salary?

Let’s be honest. Most people in Jaipur go to a bank hoping for a home loan, sit across from the officer, and walk out confused. They had no idea how the bank decided the number they got. Too low, too slow, too many conditions.

It does not have to be that way.

Banks use a simple formula. Once you know it, you can predict your eligible amount before stepping into any office. And more importantly, you can fix problems before they become rejections.

The One Number Banks Look at First

It is called FOIR. Fixed Obligation to Income Ratio. Sounds complicated. It is not.

FOIR just answers one question: how much of your salary is already going toward loan repayments every month?

Say you earn ₹50,000 take-home. You already pay ₹8,000 EMI for a car loan. That ₹8,000 is already “fixed.” The bank looks at how much is left and decides how big a home loan EMI you can handle on top.

Banks have limits on how much of your income can go toward total EMIs:

So on a ₹50,000 salary with no existing loans, the bank might allow up to ₹25,000 as your home loan EMI.

But if you already have a ₹8,000 car EMI? Now only ₹17,000 is available for the home loan. That one car loan just cut your eligible home loan amount by nearly ₹8 lakh. Just like that.

So How Much Loan Do You Actually Get?

Here are real numbers. These are estimates based on current rates of around 8.5 percent per year, no existing loans, and a decent CIBIL score.

Notice something. A longer loan period means a lower monthly EMI, which means the bank lets you borrow more. A 30 year loan on ₹50,000 salary gives you ₹7 to ₹8 lakh more than a 20 year loan.

Now think about Jaipur property prices. A decent 2BHK in Mansarovar or Vaishali Nagar costs ₹45 to ₹70 lakh today. On a ₹50,000 salary alone, most people can get ₹35 to ₹38 lakh maximum. There is a real gap. This is where the co-applicant trick comes in, and we will get to that.

Your CIBIL Score Changes Everything

Your CIBIL score is a three digit number, usually between 300 and 900. Banks check this before almost anything else.

Think of it as your financial report card. Paid your EMIs and credit card bills on time? Score goes up. Missed payments, took too many loans at once? Score drops.

Here is what your score means for a home loan:

  • 750 and above: Best interest rates, easy approval, highest loan amount
  • 700 to 749: Loan approved but rate slightly higher
  • 650 to 699: Some lenders say yes, but at a higher rate and lower amount
  • Below 650: Most banks say no

Here is the part that surprises people. A person with a 650 CIBIL score can end up paying ₹15 to ₹16 lakh more in interest over 20 years compared to someone with 800 plus. On the exact same loan amount. That difference is enough to pay for a car.

Two quick ways to improve your score before applying:

  • Keep your credit card balance under 30 percent of the card limit
  • Do not apply for any new loans or cards for at least 3 to 6 months before the home loan application

The Co-applicant Trick Most Families Miss

This is the easiest way to get a bigger loan. Add your spouse or an earning family member as a co-applicant.

Banks add both incomes together. Two people each earning ₹30,000 are treated as one person earning ₹60,000. Suddenly your eligible amount nearly doubles.

Real example. Rahul earns ₹50,000 take-home. On his own he qualifies for about ₹28 to ₹30 lakh. His wife Priya earns ₹25,000. Add her as co-applicant. Combined income ₹75,000. Now they qualify for ₹46 to ₹50 lakh together.

That difference is the flat in Jagatpura they could not afford alone.

Who can be a co-applicant? Spouse, earning parent, or earning child. Both CIBIL scores are checked, so it helps if both are above 700.

What Else Banks Check

Salary and CIBIL are the big two. But a few other things matter:

Your age. A 30 year old can take a 30 year loan. A 50 year old gets maybe 15 years. Shorter tenure means bigger EMI, which means the bank lends you less. Apply younger when you can.

Job stability. Most banks want at least 6 months at your current job and 2 years of work experience overall. Government employees usually get better terms than private sector employees.

The property itself. Banks check the property too, not just you. In Jaipur, many properties involve society patta documents or conversion plots. These need extra paperwork. The loan might get approved in principle but get stuck at the property check stage. A Real Jaipur Example

Ramesh is 34 years old. He works at a private company in Jaipur. Take-home salary ₹50,000. No existing loans. CIBIL score 760. He wants a flat near Mansarovar priced at ₹55 lakh.

Here is what happens:

The bank allows 50 percent FOIR on his salary. So ₹25,000 per month can go toward home loan EMI. At 8.5 percent interest over 25 years, that gives him roughly ₹32 to ₹33 lakh.

The property is ₹55 lakh. The bank can fund up to 80 percent, which is ₹44 lakh. But Ramesh only qualifies for ₹32 to ₹33 lakh based on his income. His income is the binding limit, not the property value.

He needs ₹22 to ₹23 lakh as down payment, plus around ₹4 lakh for stamp duty and registration in Rajasthan. That is a lot to arrange alone.

His wife earns ₹25,000. They add her as co-applicant. Combined income ₹75,000. Now eligible amount jumps to ₹46 to ₹48 lakh. Down payment drops to around ₹7 to ₹9 lakh. The same flat, now actually reachable.
